More efficient than internal insulation, external insulation generally comes at a higher cost. On average, expect between €90 and €240 per m². The overall project cost depends on:

The different techniques
External insulation can be carried out in three main ways:
Insulation with render (under plaster finish): The insulating material is directly bonded to the wall using adhesive mortar. It is then covered with a base coat applied over reinforcing mesh. Finally, a finishing coat is applied for aesthetic purposes.
Insulation with cladding panels (“vêture” or rendered panels): These are dual-layer panels combining insulation and an external facing. The panel is fixed directly onto the wall, and the outer layer acts as the finished façade.
Insulation with external cladding: Insulating panels are fixed onto a structural frame attached to the wall. A cladding (wood, PVC, etc.) is then installed on top.
The more complex the solution, the higher the price. External insulation with render or panels typically ranges from €90/m² to €190/m². Cladding systems cost between €135/m² and €240/m² depending on the material used.
Insulation materials
The choice of insulation material also impacts the total cost. There are three main categories:
Synthetic insulation such as polyurethane or polystyrene. Derived from petrochemicals, they are generally efficient and affordable, but have a higher carbon footprint.
Mineral insulation such as glass wool or rock wool. These materials are produced by heating volcanic rock (basalt) or glass. They offer strong insulation performance at a reasonable price.

What financial aid is available for external insulation?
To encourage energy renovation projects, the French government provides financial support schemes. These can cover part of the cost of external insulation work.
Energy Bonus (Prime Énergie)
The Energy Bonus comes from the Energy Savings Certificates scheme (CEE – Certificats d’Économies d’Énergie). It is offered by energy suppliers such as ENGIE. It is available to households undertaking renovation work in properties built more than 2 years ago, whether primary or secondary residences. The amount can reach up to €42 per m² depending on your income.
MaPrimeRénov’
Launched in January 2020 for lower-income households, MaPrimeRénov’ is a subsidy provided by ANAH (Agence Nationale de l’Habitat). It replaced the former tax credit (CITE). It applies to work carried out in a home:

It can be combined with the ENGIE Energy Bonus. The amount depends on household income and can reach up to €75/m² for modest households.
Eco-PTZ (interest-free eco-loan)
The Eco-PTZ is a bank loan with a 0% interest rate. With a maximum amount of €50,000 repayable over 20 years, it is available to all households undertaking renovation work in their primary residence. It can be combined with MaPrimeRénov’ and the Energy Bonus.
Energy voucher (chèque énergie)
The energy voucher is financial support for low-income households aimed at reducing energy poverty. It is mainly used to pay household energy bills (gas, electricity, heating oil, firewood, etc.), but it can also be used to pay an RGE-certified professional (Reconnu Garant de l’Environnement – a certified energy-efficiency contractor) who has carried out renovation work. The amount ranges from €48 to €227 including tax, depending on income. While modest compared to insulation costs, it is still worth considering.
Reduced VAT rate
For energy efficiency work, households benefit from a reduced VAT rate of 5.5%, provided the work is carried out by a professional. However, the contractor does not necessarily need to be RGE-certified. This reduced rate applies directly to the invoice and covers both labour and materials.
Local authority grants
Some local authorities in France offer additional subsidies for renovation work. For example, the Essonne department offers the Prime Eco-Logis, and the Occitanie region provides the “éco-chèque logement”.
