External insulation is one of the most effective ways to improve your home’s thermal performance… but it can also be quite costly. Discover the typical prices for external insulation in France.

According to ADEME (France’s ecological transition agency), walls account for 25% of a home’s heat loss. To reduce these losses, you can install external thermal insulation, often referred to as “ITE” (Isolation Thermique par l’Extérieur). This involves placing insulating material on the exterior walls of the house. This thermal envelope helps retain heat in winter and keep interiors cool in summer. What is the cost of external insulation per m²? What factors influence the total cost? What financial aid is available?

What is the cost of external insulation per m²?

More efficient than internal insulation, external insulation generally comes at a higher cost. On average, expect between €90 and €240 per m². The overall project cost depends on:

  • The technique used;

  • The insulation material chosen;

  • Labour costs.

Let’s take a closer look.

The different techniques

External insulation can be carried out in three main ways:

  • Insulation with render (under plaster finish): The insulating material is directly bonded to the wall using adhesive mortar. It is then covered with a base coat applied over reinforcing mesh. Finally, a finishing coat is applied for aesthetic purposes.

  • Insulation with cladding panels (“vêture” or rendered panels): These are dual-layer panels combining insulation and an external facing. The panel is fixed directly onto the wall, and the outer layer acts as the finished façade.

  • Insulation with external cladding: Insulating panels are fixed onto a structural frame attached to the wall. A cladding (wood, PVC, etc.) is then installed on top.

The more complex the solution, the higher the price. External insulation with render or panels typically ranges from €90/m² to €190/m². Cladding systems cost between €135/m² and €240/m² depending on the material used.

Insulation materials

The choice of insulation material also impacts the total cost. There are three main categories:

  • Synthetic insulation such as polyurethane or polystyrene. Derived from petrochemicals, they are generally efficient and affordable, but have a higher carbon footprint.

  • Mineral insulation such as glass wool or rock wool. These materials are produced by heating volcanic rock (basalt) or glass. They offer strong insulation performance at a reasonable price.

  • Bio-based insulation such as hemp wool or cork. These eco-friendly materials provide excellent thermal and acoustic performance but are often slightly more expensive.

External thermal insulation: what price for which surface area?

Several factors influence the price per m², but the total budget is determined by the surface area. The cost of insulating a 100 m² house will differ from that of a 120 m² or larger property.

Be aware of legal requirements!

You are not always free to modify your façade as you wish. In France, local authorities (mairies) set planning rules to maintain architectural consistency. Before starting work, consult the PLU (Plan Local d’Urbanisme – local development plan) to determine which insulation solutions are permitted.

What financial aid is available for external insulation?

To encourage energy renovation projects, the French government provides financial support schemes. These can cover part of the cost of external insulation work.

Energy Bonus (Prime Énergie)

The Energy Bonus comes from the Energy Savings Certificates scheme (CEE – Certificats d’Économies d’Énergie). It is offered by energy suppliers such as ENGIE. It is available to households undertaking renovation work in properties built more than 2 years ago, whether primary or secondary residences. The amount can reach up to €42 per m² depending on your income.

MaPrimeRénov’

Launched in January 2020 for lower-income households, MaPrimeRénov’ is a subsidy provided by ANAH (Agence Nationale de l’Habitat). It replaced the former tax credit (CITE). It applies to work carried out in a home:

  • Built more than 15 years ago

  • Used as a primary residence

It can be combined with the ENGIE Energy Bonus. The amount depends on household income and can reach up to €75/m² for modest households.

Eco-PTZ (interest-free eco-loan)

The Eco-PTZ is a bank loan with a 0% interest rate. With a maximum amount of €50,000 repayable over 20 years, it is available to all households undertaking renovation work in their primary residence. It can be combined with MaPrimeRénov’ and the Energy Bonus.

Energy voucher (chèque énergie)

The energy voucher is financial support for low-income households aimed at reducing energy poverty. It is mainly used to pay household energy bills (gas, electricity, heating oil, firewood, etc.), but it can also be used to pay an RGE-certified professional (Reconnu Garant de l’Environnement – a certified energy-efficiency contractor) who has carried out renovation work. The amount ranges from €48 to €227 including tax, depending on income. While modest compared to insulation costs, it is still worth considering.

Reduced VAT rate

For energy efficiency work, households benefit from a reduced VAT rate of 5.5%, provided the work is carried out by a professional. However, the contractor does not necessarily need to be RGE-certified. This reduced rate applies directly to the invoice and covers both labour and materials.

Local authority grants

Some local authorities in France offer additional subsidies for renovation work. For example, the Essonne department offers the Prime Eco-Logis, and the Occitanie region provides the “éco-chèque logement”. To find out more about local schemes, contact your town hallmairie, department, or regional authority.

ENGIE supports your renovation project

If you are planning an energy renovation project, ENGIE can assist you with administrative procedures and deduct certain grants directly from your quote.

In addition, to help finance any remaining costs, ENGIE has partnered with financial institutions to offer tailored financing solutions. Contact our advisors to learn more.

Why choose external insulation? 4 advantages

External insulation offers several benefits. It helps homeowners reduce energy bills, improve thermal comfort, and increase property value.

Save energy

According to ADEME, walls account for up to 25% of a home’s heat loss. By improving insulation, you reduce thermal losses. The result? Lower heating bills.

Improve thermal comfort

Beyond energy savings, better insulation enhances comfort. In winter, it prevents heat from escaping. In summer, it protects the home from excessive heat.

Improve acoustic comfort

Insulating your home also helps reduce external noise. External insulation acts as a barrier against street and neighbourhood noise, creating a quieter living environment.

Improve your property’s DPE rating

Improving insulation increases property value. It helps achieve a better rating in the DPE (Diagnostic de Performance Énergétique – France’s official energy performance certificate), which is a strong selling point.

External insulation cost: key takeaways

  1. External insulation helps reduce energy consumption and improve comfort all year round.

  2. The cost varies depending on the technique used. Render or panel systems are generally cheaper than cladding solutions.

  3. The choice of insulation material and labour costs also significantly impact the total budget.

  4. To support households, the French government offers renovation grants that reduce the overall cost.

What is the best material for external insulation?

It depends on your home’s characteristics. Generally speaking, rock wool offers the best value for money. Resistant to moisture, this mineral insulation is both effective and affordable. For optimal performance, a thickness between 14 cm and 22.5 cm is recommended.

If you have a larger budget, bio-based insulation materials often deliver higher performance while being more environmentally friendly.

Do you need planning permission for external insulation?

No, unless you are increasing the building’s footprint. However, you must submit a prior declaration of works (“déclaration préalable”) to your local town hall. This must be done at least one month before starting the work, allowing time for approval.

Can you carry out the work yourself?

Yes, but it is recommended to hire a professional. This allows you to access financial aid schemes. In addition, the contractor’s ten-year warranty (“garantie décennale”) covers the work. In case of defects or construction damage, you are protected for 10 years.
